Heron's Landing on Otter Lake is a new, beautifully furnished open concept three bedroom family cottage that reflects the owner's interest in creating a luxurious home away from home. It is located five minutes from Parry Sound on a unique 5 acre property nestled in lush privacy in a quiet bay, perched above the clear waters of Otter Lake. The cottage sits on an expansive point of land overlooking 755 feet of shoreline with sun all day to be enjoyed at various sites on the property. At present the cottage is accessible by a short one minute boat ride crossing over a narrow waterway until the completion of the remaining section of driveway this spring, making this cottage accessible all year round. The owners offer a small motorboat for your convenience to travel the short distance from one side of the property to the other until the driveway is finished.

This large four season home combines a great room, kitchen and dining room in an expansive open concept central area. Two bedrooms separated by a bathroom and laundry area are on one side of the building, and for adult privacy, the master bedroom and ensuite are located on the opposite side. The kitchen layout and appliances make cooking and clean up a breeze. The great room is the pièce de resistance with its vaulted pine ceilings and spectacular lake views while the kitchen window view overlooks the grassed outdoor games area, forest, and contained firepit for late afternoon and early evening activity. For relaxation, there is the quintessential and inviting four season Muskoka room overlooking the lake, separate from the main area.

Family gatherings, late morning coffee, or early dinner cocktails can be enjoyed inside at the dining room table and at the granite kitchen counter, outside on the spacious front deck, the granite patio from the basement walkout or at the picnic table in the gazebo. A gentle sloping pathway leads down to the dock offering a long view down the lake in peaceful quiet on the large deck leading to the dock. The waterfront deck and dock are perfect for enjoying play time or making a lunch on the barbeque, or you might simply wish to take in sunrises or sunsets while being treated to a visit from the loons and their babies within sight off the dock.

The exposure on the dock ensures plenty of sunshine to pass away the hours lounging or swimming off the end into the clear waters, or if you prefer a more gradual entry into the lake there is a rocky, sandy shoreline. (water shoes would be recommended). Included in the rental for your use are a canoe, two kayaks, a peddleboat and paddleboard. A short boat ride to Little Otter Lake provides access to a sandy public beach, perfect for the younger children to splash around in shallow water and the sand is hard packed. Those who just want to relax and catch up on a great novel can tuck away into one of the Muskoka chairs or a hammock on the property while taking in the great views of the lake.

In the afternoon, the sun hits the rear of the cottage while the front deck becomes shaded for comfort. Outdoor games become a favourite activity in the open grassy space behind the cottage. The treed back lot provides room for youngsters to explore nature and wildlife. As the sun goes down evenings provide time for the family to enjoy a meal together in the open concept dining area, whether it is prepared in the beautiful kitchen, or on the barbeque.

The true treasure of cottage country is its cloudless nights, when the sky fills with a blanket of stars and you roast marshmallows around the fire pit gazing up into the endless Milky Way, a sight rarely experienced in the city! The perfect end to a day outside might just be quiet conversation in the muskoka room or enjoying a family movie night, lounging around the fireplace in the great room, or for a more cinematic experience, watch your choice of dvd's on the basement system that boasts surround sound for theatre effect. Of course a game of pool, darts or other games may be your preference in the spacious open basement in the evening or during rainy weather.

For a change of pace, experience a casual or elegant evening of fine dining at Grand Tapatoo Resort, named in honour of local Indian lore, built on the location of a former Boy Scout Camp on the lake. The resort is only a short 5 minute boat ride away, or 10 minutes by car

House rules include:

All potential guests must complete a rental application where you will be asked to provide a full guest list, ages of all guests, the name address and employer of the primary applicant as well as their home insurance policy details. No reservation is confirmed until approved by the owner. The application will form the basis of your short-term lease agreement with the cottage owner and you understand and agree that you will abide by the terms therein. We will see you when you check in. If you have misrepresented yourself (your age, purpose of use) or your group, we reserve the right to cancel your stay without refund. If we find out after the fact you have automatically forfeited your damage deposit for breach of contract. We are looking for mature individuals who can be responsible for their actions, and show respect.
Rates are subject to change until your reservation is confirmed.
Linen, beach & bath towels included.
Pets may be permitted at this rental solely based on the discretion of the owner and your will be asked to sign a pet waiver and possibly to pay an additional pet cleaning fee.
No smoking, electronic or otherwise, inside the cottage.
Open fires in fire pit only please & check burn restrictions for area before you arrive.
Fireworks are NOT permitted.
Please leave the cottage as you found it, tidy and with all garbage disposed of per the welcome letter. Note there may be a garbage removal fee of $500 per week. The initial cleaning fee pays for professional cleaners to prepare the cottage for you. A check out clean may be arranged for an additional fee, otherwise you are expected to leave the cottage as you found it, tidy and in good repair.
WIFI is available at all of our cottages (unless specifically noted) but the service is not unlimited as this is cell based and extremely expensive. Streaming video services such as NetFlix, FaceBook, YouTube etc are not permitted, nor is online gaming. 5GB/ week is included. Overage will be billed at $10/GB.
Water activities, including motorized and non-motorized boating, are inherently dangerous. You indemnify the owners and their agents for any and all activities related to water activities.
To ensure the quiet enjoyment of the lake by our neighbours, music or loud noise of any kind not permitted after 10pm or before 8am.

The primary applicant (renter guest) acknowledges that if they or their guests (named on the application or not) have a party hereto defined as: exceeding the stated occupancy of the property; have people not listed on their rental application on the property; create loud music or noise of any kind; we receive complaints from neighbours about noise or disturbance of their quiet enjoyment of the property, police re called to attend the property; as a penalty the primary booking guest automatically forfeits their full damage deposit. However, this does not limit any claim for damages due to actions of the guests as ordinarily would fall under the damage deposit claims process.

Should you violate these terms you may be subject to an extra nuisance charge equal to the damage deposit as well as eviction without refund.
